Pros: Zero.
Cons: This company is nothing more than a data mining firm that forces vendors to pay fees for forms they already send for HOA clients (per contract, tax and insurance requirements).
Overall: Ironically the PM will say it’s only one fee the vendor has to pay until VendorSmart requires multiple payments for different HOAs when you are already in the system. Some companies will just pass on the fee to the homeowners who are paying HOA dues, but why should they if the vendor has already sent the pdf documents for years. We aren’t seeking to cost homeowners higher fees, nor enrich a 3rd party business that is literally duplicating processes already completed.

Pros: Easy to upload documents. That's my only use of the platform as I get new work orders directly from the Property Managers as issues arise. We are not a large contractor who even uses RFPs.
Cons: Different Property management companies require VendorSmart. We signed up under 1 PM and paid $150 fee. They are now saying we have to pay another $150 fee to be recognized by the 2nd PM. This is ridiculous when all of docs currently reside on their platform. Why can't both PMs access our docs? This is a money grab and does NOT benefit the contractor at all.
Overall: Negative - If I wasn't being forced by the PMs to use them I wouldn't. This is the hill I will die on - them trying to charge me the same fee twice is criminal.

Pros: Other companies can find my information. Good community for networking.
Cons: Service is not good. They say they will get someone on the problems right away and it never happens. Been uploading my compliancy docs and I am now on week 3 and having trouble getting them passed even with right documentation. They take their time with no urgency. Communication is poor.
Overall: Not good, wouldn't recommend.

Cons: Waste of money. Outdated website and scam company that charges for leads you generate through your own relationships with managers. Managers do not use this service so it is a scam.
